If you're thinking about buying or selling a home in Temecula, one of the first questions I usually hear is, "What's the market doing right now?"
And honestly, that's a great question.
Real estate markets can change quickly, and what you hear in the news about the housing market as a whole doesn't always tell you what's happening right here in Temecula.
So, as we wrap up August, I wanted to take a look at the most recent local numbers and share what I'm seeing in the Temecula real estate market and, more importantly, what those numbers could mean if you're thinking about making a move.
The market data in this article reflects July 2026 MLS activity, which is the most recent complete month of data available at the time this article was published.
The Temecula Market at a Glance
Here are the numbers I'm watching from July 2026:
Median Sold Price: $768,000
The median sold price for homes in Temecula was $768,000. While home values can vary significantly depending on neighborhood, size, condition, and features, this gives us a helpful snapshot of where the overall market is landing.
Active Listings: Approximately 479
There are currently approximately 479 homes listed as Active or Coming Soon in Temecula. Having more inventory gives buyers more opportunities to compare homes and take their time making a decision.
Median Days on Market: 23 Days
The median home in Temecula was on the market for 23 days before going under contract. That tells us that buyers are still paying attention, particularly when a home is priced correctly and shows well.
Sale-to-List Price: 99%
Homes were selling for approximately 99% of their original list price. In other words, sellers are still getting very close to their asking price when the home is priced appropriately for the market.
So, what does all of this actually mean?
That's the part I think is more important than the numbers themselves.
Is It a Buyer's Market or a Seller's Market in Temecula?
I would describe the Temecula market as fairly balanced, although the experience can be very different depending on the neighborhood, price range, condition, and price of the home.
Real estate is not one-size-fits-all, and neither is the Temecula market.
A beautifully updated home that is priced correctly may receive strong interest and move quickly, while a home that is overpriced or needs significant work may sit on the market much longer.
For Buyers
Today's buyers have something they didn't have during the height of the pandemic market: more choices and more time to make a thoughtful decision.
You're not necessarily competing against a dozen other buyers for every home you like.
That doesn't mean you should expect to walk into every transaction and get a huge discount, though.
The July numbers show that homes are still selling for about 99% of their original list price, and the median time on market was just 23 days.
When the right home comes along, buyers still need to be prepared to act.
The advantage is that you can take your time comparing homes, neighborhoods, monthly payments, HOA fees, property taxes, and everything else that goes into making a good decision.
For Sellers
If you're thinking about selling, pricing your home correctly from the beginning is more important than ever.
Today's buyers have access to a tremendous amount of information. They can see what else is available, what comparable homes have sold for, and how long properties have been sitting on the market.
The July data showing a 99% sale-to-list price is encouraging for sellers, but it doesn't mean every home will automatically sell for asking price.
Your home's condition, location, presentation, competition, and pricing strategy all matter.
I don't recommend pricing a home based solely on what your neighbor's home sold for or what an online home-value estimate tells you.
We need to look at the actual comparable sales, what's currently competing with your home, and what buyers are responding to right now.
What Are Buyers Looking for in Temecula?
One thing I continue to see is that buyers are becoming very intentional about what they want.
They're not just looking at the house.
They're looking at the lifestyle that comes with it.
For some buyers, that means being close to great schools and neighborhood parks.
For others, it's having a larger yard, being close to Wine Country, finding a newer home with community amenities, or having an easier commute.
And for many buyers, the neighborhood itself is just as important as the house.
That's one of the reasons I wrote my last blog post about Temecula neighborhoods. There isn't one "best" neighborhood in Temecula. There's a neighborhood that is the best fit for you.
What About Mortgage Rates?
Mortgage rates continue to be an important part of the conversation for buyers.
Rates are considerably higher than the historic lows we saw a few years ago, which means today's buyers have to pay closer attention to their monthly payment and overall budget.
But I also don't think it's helpful to make a real estate decision based on the interest rate alone.
Your purchase price, down payment, monthly payment, future plans, and how long you expect to own the home all matter.
If you find the right home at a price that works for your budget and your long-term plans, today's interest rate is simply one part of the equation.
And if rates change in the future, refinancing may be an option depending on your circumstances and the market at that time.
The most important thing is making sure the numbers work for you today.
Should You Buy in Temecula Right Now?
If you're asking me whether you should buy right now, my answer is probably not going to be a simple yes or no.
It depends on you.
If you're financially prepared, have a comfortable budget, and plan to stay in the home for several years, today's market may actually offer some advantages.
You have more inventory to choose from than buyers had during the peak of the market.
You have more time to compare homes.
And depending on the property, you may have opportunities to negotiate on price or other terms.
Instead of feeling pressured to make a decision because you might never see another house like it, you can slow down and ask the important questions:
Does this home work for my lifestyle? Does the payment fit comfortably within my budget? Do I like the neighborhood? Does this still make sense if I plan to be here for several years?
Those are the questions I want my buyers asking.
Should You Sell in Temecula Right Now?
If you've been thinking about selling, the current market can still be a good opportunity... but preparation matters.
The July numbers tell us that buyers are still purchasing homes and that sellers are receiving, on average, about 99% of their original list price.
But buyers are also more selective.
That means your home needs to stand out.
Before putting a home on the market, I like to look at the big picture:
- What are comparable homes selling for?
- What are buyers seeing when they walk through your home?
- What improvements are worth making before listing?
- What is your competition?
- How should the home be priced?
- How are we going to market it so it gets in front of the right buyers?
Sometimes that means making a few changes before listing. Sometimes it means doing very little and getting the home on the market quickly.
Every property is different.
What I'm Watching as We Head Into Fall
As we move from summer into fall, there are a few things I'm watching closely.
Inventory: More homes available gives buyers more choices and means sellers need to pay attention to their competition.
Mortgage rates: Changes in interest rates can directly affect what buyers can comfortably afford and how much purchasing power they have.
Buyer demand: I'm watching to see how buyer activity changes as we move into the fall market.
Pricing: With buyers having more information and more choices, accurately pricing a home from the beginning is becoming increasingly important.
And one thing I always remind my clients is this:
The Temecula real estate market is not one market.
What happens in Wolf Creek may not be the same as what happens in Meadowview.
What happens with a $600,000 condo may not tell us much about a $1.2 million home.
Neighborhood, price range, condition, and buyer demand all matter.
That's why I believe local, property-specific information is so much more valuable than a national headline telling you whether the housing market is "up" or "down."
My Take on the Temecula Market
If I had to sum up the Temecula real estate market right now, I'd say this:
It's a market where strategy matters.
Buyers have more choices and more time to make thoughtful decisions.
Sellers can still do very well, but pricing, preparation, and marketing matter.
And whether you're buying or selling, understanding what's happening in your specific neighborhood and price range can make a big difference.
I don't believe in telling everyone they should buy right now or everyone should sell right now.
I believe in looking at your situation, your goals, and the numbers and then making the decision that makes sense for you.
